After several months of directional changes, site stalls, and more, the Mississippi Coast informational Blog is finally online and putting out some good, useful information pertaining to the Mississippi Gulf Coast. The new direction was taken after several months of trying to utilize a content management system (CMS) that was seemingly too much for users to handle. While the CMS has numerous features and abilities, it seemed to overwelm users, and therefore they left the page without being able to get any real information. The Mississippi Coast blog now includes several features including:
The blog platform should be a real winner for success and will eventually become a premier portal for information on the Mississippi Gulf Coast. Residents will eventually be able to go on to the site, get information on the Coast, as well as push through to other relevant sites including news, tourism, and more.

If you are in the market to buy or sell a home, you have undoubtedly heard about the "Real Estate Slump" affecting the entire nation and wondered how it may affect you in your purchase or sell. The Mississippi Gulf Coast Housing Market is a little different from the rest of the country. While the subprime market fallout has affected us, our market is still affected more by the Hurricane and the insurance costs afterwards. Another big problem with our market is general public perception. The Mississippi Gulf Coast Housing Market is still moving pretty strong with investors and deals are out there. The supply far outweighs the demand currently and the insurance prices push buyers into homes that are below what they could have afforded if the rates were not so high. As a seller, this means that you will need to make sure your house is priced competitively if you want to appeal to buyers. Since the supply outweighs the demand, you may have to take less than what you would have a year ago. Some homes that were bought right after Hurricane Katrina have actually depreciated in value because of the high demand then versus the low demand now. If you are buying a house anywhere in the Mississippi Gulf Coast area, you can expect to get a good deal. Homes are sitting on the market longer than ever and many agents are still trying to get post-Katrina prices for their listings meaning the homes are stagnating at higher prices. By looking at homes that have been listed for some time, you can reasonably expect that the sellers are willing to look at offers. This could potentially save you thousands of dollars on your new home purchase. At SimplySOLD® Viking Realty, we have buyer's agents standing by that specialize in negotiating lower sales prices for you. Our buyer's agents can show you any listed home on the Mississippi Gulf Coast and we look forward to serving you in your purchase.

Tech Realty® (techrealty.com) is ready and open to agents, brokers, and any other real estate professional or service provider. TechRealty.com has been in restructure mode for about a month now. It used to be a standard blog where I posted comments about how I was using technology and also share tips with others on how to acquire more leads online, but I recently revamped the entire site, converted to an E107 CMS with forum and LOTS of extras! On the site, you will be able to sign up completely free, get free advice, meet lots of new people (as membership grows), and I will eventually be adding downloads and a full functioning shop that you can use with points earned through participation. Prior to my real estate career, I was a computer consultant and specialized in Internet Business. I worked with several REALTORS® who had no clue how to use the Internet to acquire leads. My new site, Tech Realty® will show you how. Have a question? I am in the forums daily!
